QBS are quite unique in the market place as we are professional surveyors offering energy consultancy. We are both fully qualified energy assessors and building surveyors and have a vast knowledge in the makeup of buildings.
QBS can provide energy performance certificates for:
Existing Dwellings – Resale/ rent renewal dwellings
New build Dwellings – Newly Constructed
Existing Commercial units – resale/ rent renewal units
There are a number of differences between each EPC required. On first implementation of EPC’s there was a lot of mis-understanding of the qualifications required to carry out each EPC resulting in fraudulent practice from Existing EPC providers. Thankfully this practice has been stopped by the law society and vendor solicitors. QBS are fully qualified to carry out new and existing EPCs for domestic purposes.
SAPThis is the Government’s Standard Assessment Procedure to determine the energy rating of dwellings. It is used to calculate the energy performance of buildings in relation to building regulations (Part F in Northern Ireland) and the calculations are then used to give the energy rating of the building.
All new houses completed after 30th September 2008 will require full SAP calculations to produce an EPC even if built under pre November 2006 regulations.
At QBS we have fully accredited Domestic Energy Assessors who can accurately assess the dwelling and therefore calculate the energy rating.
Domestic EPC’sEnergy Performance Certificate’s are now required by law when a dwelling is constructed, sold or put up for rent.
EPC’s can be used to compare the energy efficiency of a number of properties. Within the certificate a number of recommendations are made which show the potential rating the property could achieve if the changes are implemented.
All EPC’s are carried out by Qualified and Building Surveyors who are Fully Accredited and Authorised Energy Assessors.
SBEMThe Simplified Building Energy Model provides information so that a building’s energy consumption can be calculated as required by the Energy Performance of Building Directive (EPBD). SBEM is used to calculate the CO2 emission rates of new commercial, industrial and retail buildings in compliance with Part F (Northern Ireland) of the Building Regulations.
SBEM is more complex than SAP and therefore requires detailed information to be submitted in order for the Target Emission Rate (TER) to be calculated.

Air-tightness TestingAs introduced into the Nov 2006 Part F Building Regulations, Air tightness testing is an integral piece of the jigsaw puzzle to cut down on CO2 emmissions. An Air tight house is much more energy efficient than a standard house. When incorporated into the design of the property, an Air tight house will achieve a much better SAP rating resulting in a better EPC rating. More recently with the introduction of ventilation units with heat recovery, it is essential that the house is air-tight to enable these units to work at their most efficient. As the saying goes ” its much better to seal tight and ventilate right”.
QBS can offer a full Air tightness testing service for all of its clients at completion stage. When incorporated with the As-built Saps and EPC, a further discount can be achieved.
